for the FIRST 50+ Community Resort located in Los Lobos. Los Lobos is a
small Spanish village in a rural setting yet still very close to the coast, therefore giving residents the best of both worlds, the peace and quiet of the countryside but still being able to get to the coast easily to enjoy the beach, and maybe a relaxing lunch one of the great beach side bars and restaurants.
The 50+ Community Resort is brand new concept in southern Spain, as long as the purchaser of the property is 50 years of age or more, their partner can be younger, therefore enabling you both to live in this wonderful stylish
forward-thinking resort. Your pets are also very welcome regardless of their age.
The purchase of your property will be FREEHOLD, which you own the property outright and also gives you total peace of mind in knowing that should your health or security needs change in future, there is no need to move from your home, because all the resources and additional care you could need are to hand, by means of friendly qualified bilingual staff.
There are a number of great facilities available to all 50+ Community Resort residents, including indoor and outdoor pool, indoor and outdoor Jacuzzi, Sauna, Onsen and Senior Gym. There is a management fee each month (250 Euros per person or 350 Euros per couple) which covers all maintenance, pools, 24 hour on site warden, access to 24 hour medical consultation, Wi-Fi connection and all kinds of other services and resources at no extra cost.
Prices start at a 30 m² 1 bed or studio apartment for 64,980 Euros plus IVA at 7%. A 40 m² apartment is 86,640 Euros plus IVA at 7%, 58 m² apartment is 131,980 Euros plus IVA at 7%, going up to 75 m² at 162,450 Euros.
The most expensive apartment there is a first floor (penthouse) at 107.48 m² for 195,000 Euros. You can create the internal layout you want (subject to building regulations relating to bathroom size for instance) hence prices are listed by overall m². As there are optional modular purchase options where you can choose the total size of apartment as well the total number of units at the end will vary but not be lower than 50 or more than 60.
There are also all kinds of additional facilities that are provided to be run as self managed clubs and associations by the property owners. These include allotment, greenhouse, arts and crafts, volunteer fund-raising, antique car restoration, power walking, boat fishing, bowling green, rooms available for hair-dressing, beauty treatments, alternative therapies, monthly trips, weekly shopping trip using the resort minibus to local markets etc. The choice is limited only by the wishes of those living there!
Included within the monthly maintenance fee are the following:

24 hours a day on site warden (a qualified bilingual nurse or warden)

Individual teleconference facilities to keep you in touch with friends and family.

The 50+ Community Resort provides the installations for other activities including allotments, green house gardening, farm animal care, animal rescue centre, hobby areas (car and bike restoration, bowling, arts and crafts, sea fishing with boat provided to set up a boat fishing cub if there is demand for it, Dance classes. power walking and loads more). The premises and basis tools are provided, but the groups using them will be self run and self funded.
The whole concept is aimed for lifestyle niche buyers/owners where the property itself is a privately owned home but where the residents spend most of their time doing healthy activities and living and enjoying life to the full. The building has 2 floors only with part underground parking garage (allowing some natural light).
All licence's are in place and proof can be supplied to clients upon demand in our office here in Mojacar. The build is scheduled to start June 2009 the very latest, completion and keys in hand June 2010, all residential buildings will be completed before occupancy takes place.
There is nothing like this available in southern Spain (apart from Marbella at much higher cost) and certainly not at these prices.
Equity release and lifetime loans are available as well as standard mortgages.
